摘要: 在房地产市场中,投机行为是房地产泡沫形成的关键因素之一。文章将房地产价格分为资本收益为零时的房地产价格和投机性价格两部分。建立回归模型,引入拆迁量对模型进行修正,结合具体数据,对天津市房地产投机行为进行了实证分析。Abstract: In real estate market, speculation plays a key role in the formation of real estate bubble. We decompose house prices in Tianjin into fundamental and non -fundamental components. A speculation measurement model for the real estate bubble is established in this paper. The housing demolition quantity as a variable is introduced to modify the model. Combining with actual date, we test the speculative degree of house prices in Tianjin.
